Honest build costs for an insulated garden room in 2026, what a cheap quote leaves out, and the foundation and power costs nobody advertises.

What a garden room costs in 2026

A properly insulated garden room built to be used all year starts around £14,000 for a compact 3m by 3m office. Most full specification builds between 4m by 3m and 6m by 4m land at £22,000 to £38,000 including foundations, insulation, electrics, flooring and decoration.

Below about £12,000 you are usually buying a summerhouse with better cladding: thinner insulation, no proper foundation and single glazing dressed up as a garden office. It will be cold from October and unusable by January.

The three costs that are always underquoted

Foundations. Screw piles or a reinforced concrete pad are not optional on a building you intend to heat. On sloping plots and clay, foundations alone can be £2,500 to £6,000, and this is the single most common omission we see on cheaper quotes.

Power. A dedicated armoured supply from the consumer unit, trenched, certified and tested, generally runs £1,200 to £2,500 depending on the run length and whether a lawn or a patio has to be crossed and reinstated.

Access. If the garden is reached only through the house or via a 700mm alley, everything is carried in by hand in panels, and that labour is real. Craning is occasionally cheaper than barrowing on tight plots and is worth pricing.

Specification decisions that move the number

Insulation depth and glazing account for most of the difference between a shell and a room you will still use in February. Full fill wall insulation, insulated floor and roof, thermally broken aluminium doors and a proper airtightness detail together add several thousand pounds and are the reason the building works.

Cladding is mostly aesthetic. Cedar, composite and painted timber all perform; they differ in maintenance rather than in warmth.

Planning and building regulations

Most garden rooms fall inside permitted development if they stay under 2.5m at the eaves within two metres of a boundary, remain single storey and are not used as sleeping accommodation. Conservation areas, Article 4 directions and listed properties change that, and we flag it before quoting.

Building regulations bite once the floor area passes 30 square metres or the building is used for sleeping. Budget for the application if you are near either line.

Value and lifespan

A well built insulated garden room has a 25 year plus working life and is usually the cheapest square metre you will ever add to a property compared with an extension or a loft conversion.
